While many inspections may appear similar at first glance, the true difference lies in the experience, training, and attention to detail behind the service. A thorough inspection is designed to uncover concerns that could affect safety, performance, and future repair costs—allowing you to make informed decisions, not expensive surprises. The goal is not to be the cheapest option, but to deliver clear, accurate information that helps protect your investment and gives you confidence in your purchase.

 


Simple Pricing:

Single Family Homes 2,000 sqft or smaller are just $440

Condos and Townhouses 2,000 sqft or smaller are just $400

4-Plex Units – Starting at $875

Anything above 2,000 sqft is .22¢ a square foot.​​

Example:
2,500 sqft * .22 = $550

3,250 sqft * .22 = $715

4,000 sqft * .22 = $880

Additional Services:

A 10% discount will be applied to all additional services when more than one add-on service is selected with your inspection.

Pool/Spa Inspection – $150

Sewer Line Inspection – $300 With Home Inspection – $350 Without Home Inspection

Radon Testing – $275

VIP All-Inclusive Services:

Drone roof inspectionNo additional charge.  Please note certain instances may prevent us from allowing us to use of the drone; weather and FAA “No Fly” zones are the primary causes.  If wind prohibits us from flying, we will postpone the drone inspection and return when weather permits, with no additional charge. If FAA “No Fly” zones prevent us from flying, the roof will be inspected either from the ground or from the eaves. To prevent damage to tile roof surfaces, we do not walk on the roof.

Limited InfraRed thermal imaging – No additional charge. This provides a window to what’s going on behind the scenes in a home. The non-invasive technology uses infrared cameras to detect concerns that are not otherwise visible to the naked eye. When there are temperature differences, it is a sign that something may be wrong and needs further investigation and attention. Areas covered in the Limited Infrared are, Undersink areas, laundry room, and any areas with noticeable water staining. A Whole-home thermal scan is available as an upgrade.
